This lovely modern villa is situated in the Languedoc region of the South of France, Nr Canal du Midi. This region possesses magnificent mountains, beautiful sandy beaches, vineyards, history and of course wonderful food and wine.

Villa Mimarmel is situated on the edge of the village of Ginestas and is surrounded by vineyards. The villa has spacious grounds (an area of 1200 square meters), and provides a wonderful holiday environment, and yet is close to all amenities.

DETAILS OF ACCOMMODATION

The kitchen, dining and living room are open planned, large area (55 square meters).

The kitchen is modern and fully equipped with a pleasant outlook. It includes a fridge, separate hob and oven, microwave, dish washer and attractive breakfast bar.

The Dining and Lounge area have separate French windows that overlook the pool and garden. A large covered terrace runs the length of both areas. The lounge has quality furniture including  satellite TV, video cassette and CD player.

There are three bedrooms, one double-bed, and two twin-bed. They all have fitted wardrobes. The double-bed and one of the twin-bed rooms have wash basins fitted and shaver points. All three rooms are light, airy and have comfortable pine beds. A cot is available on request.

The large bathroom has a separate shower unit, bidet, bath, WC, washbasin and shaver point. In the hall area there is a separate WC with hand-basin.
 

Adjoining the house is a garage and pool house. Located here is a washing machine, fridge/freezer and a built in barbecue.   

Bedroom 2

The garden is well established in true Mediterranean style. It has peach, olive and mulberry trees and flowering plants like oleander, rosemary and lavender. It is south facing catching the full sunshine all day.

The swimming pool is ‘Figure of Eight’ or peanut shaped, It measures 10 x 7 meters has a uniform depth of 1.4 meters. 

The villa is on one level. Ample parking is found on the drive in the front of the villa behind secure ornamental gates.

Ginestas is in the extreme south-east of the Minervois in the territory known as "Les Serres". It sits close to the crossroads of the two major road axes which cross the Minervois : St. Pons to Narbonne and Béziers to Carcassonne. Ginestas has its own coat of arms displaying a branch of broom in gold under the royal Fleur de Lys. The name of Ginestas comes from the Latin for the flowering shrub known in English as ‘broom’. Early reference to its name dates from 955.
The village has a restaurant, a café bar, local bakery, newsagent, bank with ATM and small grocers. There is a local market every Thursday morning. Large supermarkets are nearby. 

THE REGION

Languedoc-Roussillon has the driest and warmest climate in France. It is an area with full of history from Roman times, with Cathar castles. Historical towns such as Béziers, Narbonne, Minerve and medieval Carcassonne (with its wonderful medieval cite) are all within easy reach.  

Bridge at Somail, Canal du midi

Golf, tennis, walking, horse riding fishing and canoeing are all available in the area. The Mediterranean is within 30 minutes drive with it’s beautiful sandy beaches such as can be seen at Gruissan.   

The tree lined Canal Du Midi, a UNESCO heritage site, is within 5 minutes drive and you can hire a boat or bicycles and explore this wondrous engineering feat.

International airports are at
Montpellier (1 hour 10 minutes), Carcassonne (50 minutes),
Toulouse (1 hour 30 minutes),
Nimes (1 hour 30 minutes),
Pérpignan (I hour) and in Spain at Barcelona (3 hours).
Narbonne railway station is 25 minutes.

U$ dollar and €uro prices are approximate; rental costs are based on Sterling (£) value. Rental is Saturday to Saturday. Prices include bed linen, towels, tea towels, electricity and gas (except low season). For low season, electricity at cost.
